Visitor spending has increased to a record £91 million in the last year and looks set to increase yet again with a further increase in the number of visitors, particularly from China with 54,000.
Congratulations on deciding to become an Airbnb host ! It's an amazing opportunity to earn some extra money whilst meeting a variety of people from all over the world ! However managing an Airbnb listing isn't without its difficulties, from cleaning the property after every stay to waiting for guests to turn up at all hours ! Below are some of the biggest hosting issues that you'll face. Issues that Leucarum Properties take complete control of to allow for a hassle free hosting experience here.
1. Screening of guests
It's crucial that you feel comfortable with your guests, so being selective with your choice is key for a comfortable and enjoyable stay for both parties. By only letting in the most responsible of guest you immediately minimise a variety of other issues before their stay has even begun. Security is one of the most crucial issues when it comes to managing an Airbnb listing so taking time to screen guests is an absolute must.
2. Cleaning & Laundry
Ensuring that your listing and laundry is clean to a hotel standard is absolutely crucial and can be the difference between a fantastic review and a truly awful one.
3. 24/7 Support
Do you have the time to receive calls in the middle of the night when a guest can't gain access to your listing or could you take calls whilst in a meeting at work ? Whilst hosting you need to ensure that you're available around the clock to provide the guest with the best experience possible.
4. Key Exchange
After a long tiring journey the last thing a guest wants is to have the hassle of a complicated key retrieval process. Alternatively leaving a key in a 'safe place' such as under a door mat poses a real security risk. Due to this key exchanges can prove to be one of the biggest issues for hosts which can lead to time consuming, uncoordinated meet and greet (more below)
5. Meet & Greet
With people travelling to a new city for the first time there will be inevitable delays which can't be helped. Whether these be transport issues, language barriers or navigational problems it can mean hours wasting your time waiting around for guests. Even more of an issue if you're hosting multiple properties meeting numerous guests might not only be a logistical nightmare but physically impossible !
