As you may know very recently we completed our first co living project which is based in a prime location overlooking our much beloved city of Swansea.
Co living for those who don't know essentially combines a number of rooms in a property where residents share communal areas such as the kitchen, living area and bathroom. After having house shared ourselves we realised that something a little different was needed, we have therefore created a homely, unique space which you would love to call home !
We've had an overwhelming response from not only people wanting to take a room but also people messaging asking where we got our decor and accessories from ! To save messaging everyone back individually we thought we'd list everything below !
. Yellow LED Star Light
. Grey Fur Cushion
. Copper Memo Board
. Copper Stag Head
. Upside Down Plant Pot
. Retro Tin Wall Signs
. Yellow Eiffel Chairs
. Artificial Plant
. Green LED Cactus Light
It’s important to remember the standards of service in the hospitality industry. The biggest and most important standard is cleanliness. We can’t stress this enough. Forget what’s acceptable in your home for you and start thinking how each and every new guest needs a spotless space to be welcomed to. This means from top to bottom, every inch of your property must be cleaned after each guest checks out. We call this “turning over”. It is an absolute necessity and not something that can be done poorly.
As a host you will be competing with luxury hotels and much larger institutions. We must be mindful of reasons a guest might complain and be proactive about fixing problems before they start. A 2012 survey released by J.D. Power and Associates found cleanliness to be the main complaint among customers when exploring customer satisfaction among the hotel industry. A disappointing statistic since cleanliness is such an easy challenge to resolve.
Due to the importance of cleanliness we decided to hire our own in house cleaning team where by we can keep an eye on and maintain high standards we can all be proud of. If you'd like to find out more about our cleaning team then please do get in touch as we offer services to other serviced apartment operators including the hire of linen and other such amenities to take the stress and hassle of cleaning away.
The number of people staying in Airbnb listings across the UK has shot up a staggering 80% since Summer 2017, which in turn has generated an estimated £3.46 billion for local economies, new data has revealed.
The home sharing site which operates in more than 65,000 cities across the globe stated that the typical average UK host now earns around £3,000 per year hosting for an average of 36 nights. Thanks to those hosts guests are spending an average of £147 a day in the local community.
Every region in the UK now has at least 2,000 listings with around 64,000 in London which makes the UK the fifth largest geography for Airbnb listings. Visitor spending has increased to a record £91 million in the last year and looks set to increase yet again with a further increase in the number of visitors, particularly from China with 54,000.
Congratulations on deciding to become an Airbnb host ! It's an amazing opportunity to earn some extra money whilst meeting a variety of people from all over the world ! However managing an Airbnb listing isn't without its difficulties, from cleaning the property after every stay to waiting for guests to turn up at all hours ! Below are some of the biggest hosting issues that you'll face. Issues that Leucarum Properties take complete control of to allow for a hassle free hosting experience here.
1. Screening of guests
It's crucial that you feel comfortable with your guests, so being selective with your choice is key for a comfortable and enjoyable stay for both parties. By only letting in the most responsible of guest you immediately minimise a variety of other issues before their stay has even begun. Security is one of the most crucial issues when it comes to managing an Airbnb listing so taking time to screen guests is an absolute must.
2. Cleaning & Laundry
Ensuring that your listing and laundry is clean to a hotel standard is absolutely crucial and can be the difference between a fantastic review and a truly awful one.
3. 24/7 Support
Do you have the time to receive calls in the middle of the night when a guest can't gain access to your listing or could you take calls whilst in a meeting at work ? Whilst hosting you need to ensure that you're available around the clock to provide the guest with the best experience possible.
4. Key Exchange
After a long tiring journey the last thing a guest wants is to have the hassle of a complicated key retrieval process. Alternatively leaving a key in a 'safe place' such as under a door mat poses a real security risk. Due to this key exchanges can prove to be one of the biggest issues for hosts which can lead to time consuming, uncoordinated meet and greet (more below)
5. Meet & Greet
With people travelling to a new city for the first time there will be inevitable delays which can't be helped. Whether these be transport issues, language barriers or navigational problems it can mean hours wasting your time waiting around for guests. Even more of an issue if you're hosting multiple properties meeting numerous guests might not only be a logistical nightmare but physically impossible !
Serviced apartments are fast becoming a popular choice for both leisure and business travellers in Swansea and other major cities across the UK. If you’re looking for a place to live rather than just sleep, they’re the ideal accommodation solution. But what does a serviced apartment stay include and what are the benefits? Below are some of the benefits of staying in a serviced apartment as opposed to staying in a traditional hotel room.
1. Home from home comforts - Providing a secure, comfortable environment, serviced apartments offer a home-from-home comfort. Apartments often include separate living and sleeping spaces unless they are a studio as well as entertainment equipment such as: TVs, music systems and free Wi-fi.
2. A private fully equipped kitchen - Especially beneficial for longer stays, an apartment’s fully-equipped kitchen complete with cooker, dishwasher, fridge and washer/dryer is a godsend.
3. Space - On average, an apartment has up to 30% more space than a hotel guest room. If travelling with the children or some friends, this is exactly what you need.
4. Economical - Rates are usually charged per apartment as opposed to per person so when holidaying with several others an apartment can often be the most economical choice. Plus, cheaper rates are generally available for longer stays so you can enjoy the apartment with the satisfaction of getting value for money.
5. House Keeping - Possibly the best part of a serviced apartment stay is that you experience the best of both worlds: home-style living with hotel service. Cleaning and linen services is a given so you don’t have to lift a finger during your stay.
So, the question now is: why wouldn’t you choose a serviced apartment for your next break away? For a long or short stay, for business or pleasure. Enjoy the independence, space, privacy, security and most of all, having your very own front door in the heart of the city.
